Timbers Townhomes Building “C”
The Timbers Townhomes’ master plan includes a total of 10 townhome buildings. Shioi Construction Inc. (SCI) and Creative Partition Systems (CPS) were subcontractors under BL Harbert International for Phase I (Building C). After negotiations failed with BL Harbert on Phase II, the project was put out to bid in July 2020. SCI was the low responsive bidder; however, the project was put on hold due to the pandemic. In June 2021, the project re-surfaced and negotiations began; and the contract was executed on November 10, 2021. NTP was issued on March 10th and we mobilized on site March 11th.
Phase II comprises of two buildings (Building D & E) with six units each and four detached garage buildings. SCI’s scope of work includes structural excavation/backfill, CIP concrete, and rough and finish carpentry. CPS’ scope includes interior light gauge metal framing, insulation, gypsum wall board, EIFS, and DEFS.
COVID-19 has affected the global market in regards to goods and commodities. SCI/CPS is finding that what was originally quoted is no longer being offered since global production has drastically slowed creating a lack of product availability; hence increase in prices. On top of the difficulty in obtaining the materials and products, SCI is also faced with time constraints brought on by the owner’s request to have the project completed in 16 months.
SCI’s project team is looking forward to producing luxury living with world-class amenities. The estimated completion date is July 2023 and the GMP is $32,632,772.
