Timbers Kauai Ocean Club and Residences is a premier oceanfront location within the renowned 450-acre Hokuala Resort.

The Timbers Townhomes’ master plan includes a total of 10 townhome buildings. Phase II includes two buildings (Building D and E) comprised of six units each with individual swimming pools and four detached garage buildings.

Shioi Construction Inc. (SCI) self-performed the structural excavation and backfill, CIP concrete, and rough and finish carpentry. CPS performed the interior light gauge metal framing, insulation, gypsum wall board, EIFS, and DEFS.

While COVID-19’s effect on the global market (e.g. lack of product availability, material cost escalations, manufacturing delays, shipping volatility, and labor shortages) greatly impacted this project, SCI facilitated open and honest communication between the owner, design team, and subcontractors to keep the project moving forward. Pre-construction discussions were key in covering value-engineering and budgeting for contingencies. Material substitutions were made to access more economical and readily available materials. Labor shortages were dealt with by working longer hours and on weekends.
