Shioi Construction was the general contractor for the Koa`e Workforce Housing project, also known as Koa`e Makana, located along Poipu Road in Koloa, Kauai. The project includes 2 four-plex and 21 six-plex buildings and the community center, housing the project office and maintenance space. The two-story buildings are wood framed over concrete slab construction with Hardi siding and trims and fire sprinklers throughout. Other structures include an entrance sign, mail center, seven trash enclosures with masonry walls and aluminum trellises and gates. Our subcontractors included Creative Partitions Systems (CPS), Action Electric, Diamond Plumbing, JD Painting, 808 Flooring and Maintenance, Simmons Steel, Kauai Nursery and Landscaping, Window World, Kauai Air Conditioning, Keapana Garage Doors, Pacific Mirror and Glass, and Mr. T’s Pest Control. This affordable rental housing facility was completed in June 2020. The contract totaled $30.5 million, including landscaping.

Shioi’s self-performed work includes all structural site work, concrete slabs and foundations, masonry, wood framing, Roseburg floor systems, Hardie siding and trims, Shurlock standing seam metal roofing, rain gutters and downspouts, Stepstone stair treads, Knotwood aluminum railings and trellises, and Milgard vinyl windows. SCI also completed all finish carpentry work including cabinets and countertops, composite and wood doors, frames, and trims, finish hardware and bath accessories, wire shelving, appliances, exhaust ventilation systems, and signage. CPS’ work scope included metal framing non-load bearing walls and drop ceilings, insulation, drywall, taping, and texture.
